Land Use Planning/Master Planning
GUERNSEY's team can provide the further land use and master planning that is required for site specific development opportunities. The GUERNSEY team developed a master plan for the Arkansas River Corridor spanning from Keystone Dam past Bixby to the Tulsa County/Wagoner County line. The 42- mile corridor plan identifies development opportunities in each community along the Arkansas River, giving our team the benefit of existing knowledge of the corridor's complexities and potential.
 
Environmental Assessment/Compliance/Permitting
Future development activities in the corridor are subject to many levels of regulatory requirements including local, state and federal regulation. The GUERNSEY team can address environmental issues such as critical wildlife habitat, previous environmental contamination and cultural resources. Regulatory requirements such as All Appropriate Inquiries, Section 404 Permitting and storm water permits are critical to development projects.
 
Engineering -- Transportation, Water, Wastewater, Dams, Hydrology/Hydraulics

GUERNSEY's team can provide the specialized engineering skills required for future corridor development. Future development must interface with the existing infrastructure for successful projects. New projects will require newly constructed or reconfigured roadways, utilities and storm water systems.

All future developments must also include appropriate floodplain management considerations. Hydrology and hydraulic services are key to any riverfront development.

 
Landscape Architecture

GUERNSEY team members understand how symbiotic relationships between new river developments and existing natural resources are created. New developments provide opportunities for pedestrian promenades, plazas, trails, parks and other outdoor facilities. As the corridor develops, our team can integrate new features into the existing setting — creating an improved and enjoyable, yet, natural atmosphere.
